WHAT ARE
Energy Performance Certificates?
An Energy Performance Certificate (EPC) is a simple and easy to understand document that indicates a building’s energy performance relative to a benchmark. The certificate is valid for 5 years.
The certificate is based on the total energy consumption of the building over a period of one year divided by the net floor area.
To produce the certificate an inspection of the building is required to validate the energy sources and the floor area. The energy performance is calculated based on SANS 1544.
WHY HAVE EPC’S BEEN
Mandated In The National Energy Act?
Buildings contribute to ~15% of South Africa’s Greenhouse Gas inventory.
EPCs enable companies to understand their current energy performance levels and to quickly identify opportunities to improve their energy consumption, resulting in cost savings and a move towards a lower carbon economy.
The EPC process is also an enabler for compiling the national building registry that is managed by SANEDI.
The national building registry will become the primary database for calculating South Africa’s total GHG emissions from buildings. This data will be used to help drive a more sustainable future.
As part of the regulation, it is compulsory for building owners to register their buildings before 2 August 2024 as the first step to constructing this database. We offer a building registration service to assist building owners register their buildings before the deadline.

WHICH BUILDING CLASSES
Require Mandatory EPCs?
The Minister of Mineral Resources and Energy, promulgated, under section 19(1)(b) of the National Energy Act, 1998 (Act No. 34 of 2008),the regulation for the mandatory display and submission of energy performance certificates for buildings.
EPCs are mandatory if the building is in operation for more than 2 years and the net floor area is ≥ 2000 m2 ( for privately owned buildings) and ≥ 1000 m2 (for government owned buildings) that fall into the following classes:
